About asphalt paving & site work
How often should a lot be sealcoated?
Every two to three years for most commercial lots. More often is wasted money; much less often and UV and oil have already started breaking down the binder. We will tell you honestly if your lot does not need it yet.
Is crack filling actually worth doing?
It is the highest-return maintenance available on asphalt. Water entering a crack undermines the base, freezes, and turns a hairline into a pothole. Sealing cracks early costs a fraction of the repair it prevents.
Can you patch a pothole, or does the whole lot need repaving?
Usually patching. Full replacement is only warranted when the base itself has failed across a large area, which we can tell you after walking it. We would rather sell you the repair you need than the one that invoices higher.
How long does new asphalt take to cure?
It is drivable the next day but continues curing for six to twelve months. Avoid parking heavy equipment or turning the wheels of a stationary vehicle on it for the first month, and do not sealcoat it for at least ninety days.
